St Georges Lane, Ascot is an existing waste transfer and recycling facility located just south of Ascot High Street. The site is allocated in the Ascot, Sunninghill and Sunningdale Neighbourhood Plan for redevelopment for alternative uses. In addition to this, the Royal Borough of Windsor and Maidenhead (RBWM) Borough Local Plan proposes the removal of the site from the Green Belt and allocates it for 131 homes.
Boyer provided support with the promotion process, and co-ordinated the preparation, submission and negotiation of an Outline planning application for up to 131 homes, following the demolition of all existing buildings and structures, removal of existing stockpiles and regrading and reprofiling of the land. The application was determined at Committee in December 2020 and received a resolution to grant planning permission, subject to the completion of a S106 Agreement and approval of matters covered by planning condition.
As part of the preparation of the Outline planning application, Boyer co-ordinated technical information from the consultant team and submitted an EIA Screening Request to RBWM, which demonstrated that the development proposals would not comprise EIA Development. Subsequently, RBWM issued a formal Screening Opinion, which concurred with the conclusions set out by Boyer and determined that the proposals did not comprise EIA development and therefore, no ES was required to be prepared alongside the Outline planning application.
