Pocket Living in Wanstead
Client: Pocket Living
LPA: London Borough of Redbridge
The land is currently used for residents’ parking, including seven garages and a small grassed area. The proposal would involve the demolition of the garages and redevelopment for a new four-storey building and a residents’ communal garden.
Boyer co-ordinated and steered the application through the planning process and by working collaboratively with officers were able to satisfy them and Members that the proposal robustly overcame concerns relating to parking, unit size, dwelling mix, impact to neighbouring amenity, massing and design, impact on trees and wheelchair housing provision.
The scheme will deliver significant benefits through the redevelopment of a brownfield site in a sustainable location, close to Wanstead Underground Station and Wanstead High Street, for the provision of 20 units of 100% intermediate affordable housing, sold to first time buyers living or working within the borough, and who earn below the Mayor of London’s income thresholds. The scale and high quality design will respected the surrounding context with the proposal also providing improvements to existing pedestrian routes through the area.
Boyer is proud of our on-going partnership with Pocket Living and look forward to seeing their first scheme in the London Borough of Redbridge providing affordable housing to local buyers.
